Real estate: these houses that are not selling well

Improvement, upheaval, encouraging situation: real estate professionals want to end the crisis in the real estate market soon. However, some properties currently for sale cannot find buyers. A recent study by instant property specialist Homeloop shows that buyers are making twice as many visits to a property before finalizing their purchase than they did 12 months ago.

A year ago, it took them three visits to find a new accommodation, now they go on average six. “Fear is too expensive a purchase. In Paris, the Junot agency presents the example of a luxury family apartment near the Avenue Victor-Hugo, one of the beautiful districts of the capital, for sale for several months, as it is the 1st.ahem floor. On paper, its price is reasonable for the given area (12,500 euros per square meter) and a few years ago it would have sold without any problems. Same for 3E floor with lots of character in the 10thE district (at a price of 8,500 euros per square meter), but close to the inconvenience of Gare du Nord.

Another observation from professionals is that buyers are now fleeing real estate with jobs. “In normal times, it’s already like that, but the situation has become more serious”, assures Julien Haussy, founder of the atypical agency Espaces. Bathroom and kitchen remodeling discourages and slows down the sale of houses from the 1950s to the 1980s, which can be found in abundance on advertising sites throughout the country. “Labor costs have increased significantly in recent years and can quickly become a headache. Another handicap of this type of real estate: they are mostly “energy nets”, that is to say F and G designations in the diagnosis of energy efficiency. If no work is carried out, these homes will be taken off the rental market from 2025. To sell, it would be necessary to reduce the price significantly, which many sellers do not want. “In certain cases a 20% reduction would be necessary”suggests Stéphane Fritz, president of Guy Hoquet Immobilier.
